Water's Edge
A community on its own canal, with a promenade, pools in the courtyards, cafés and a supermarket at the foot of the buildings. The busiest of the four, and the one guests call convenient.
Ideal forA first visit, an early or late flight, SeaWorld and Yas Mall on foot.
Less ideal ifYou sleep lightly — planes on the approach pass overhead — or want Yas Waterworld on foot: it is a short drive.

Yas Golf Collection
The island's newest community: gated low-rise blocks over the links course, with pools, gyms and gardens on the podium. Across the road from Yas Waterworld.
Ideal forTheme parks on foot, golf, a quiet pool after a long day.
Less ideal ifYou would rather not hear building work — some neighbouring blocks are still being finished.

Ansam
The first homes built on Yas: low-rise buildings on the golf course, with infinity pools that look onto the fairways.

Between the golf course, the mangroves and the sea, with a beach of its own. The only one of the four where Etihad Arena and the circuit are a walk; the parks are a short drive.

Getting here and around
From Zayed International: 10–14 minutes, around AED 40–50 by taxi; Careem, Uber and Yango pick up at arrivals. No city bus runs from the airport to Yas.
From Dubai: About an hour by car (an AED 4 Darb gate at the emirate border), or Etihad Rail to Abu Dhabi MBZ City and the free Yas Express ER1 to Yas Mall.
On the island: The free Yas Express links the parks, Yas Mall, Yas Beach and the circuit; driverless WeRide taxis run in the Uber app.
Good to know before you book
- Mayan has its own beach, free for our guests. From the other three communities, the nearest is Yas Beach, with day passes (AED 80 on weekdays, 150 at weekends).
- June to September days reach 41–43°: the parks are a drive, not a walk.
- Planes on the approach pass over the east side, where Water's Edge is.
- The island is still being built — expect cranes until around 2029–30.
- Building security records your ID; parking is registered ahead.

Questions guests ask
Is it worth staying on Yas Island rather than in the city?
If you are here for the parks, a race, a show at Etihad Arena or golf — yes: they are minutes from the door, and the roads onto the island are slow on event nights. For the Corniche and the old city, Yas is 25–31 minutes by car.
Can we walk to the theme parks?
From Yas Golf Collection and Ansam, Yas Waterworld is 8–10 minutes on foot and Ferrari World 13–18. From October to April that is a pleasant walk; in summer, take the free Yas Express or a taxi.
Which community is the quietest?
Ansam and Yas Golf Collection, on the golf course. Water's Edge is livelier and sits under the approach to the airport; Mayan is quiet except on show nights at Etihad Arena.
Is there a beach?
At Mayan, yes: the community has its own beach, free for our guests. From Water's Edge, Yas Golf Collection and Ansam, the nearest is Yas Beach — a day pass is AED 80 on weekdays and 150 at weekends — or the free Corniche beach in the city, 25–27 minutes by car.
How do we get from Dubai without a car?
Etihad Rail from Dubai Al Yalayis to Abu Dhabi MBZ City, about an hour, then the free Yas Express ER1 to Yas Mall with a same-day train ticket, or a taxi.
